General rules

Following these rules and regulations will make everybody's life in a TOAS apartment a lot more comfortable, save the tenant extra costs and ensure that TOAS can keep its rents at a reasonable level.

Every inhabitant must make sure that the common areas, rooms and all furniture remain clean and undamaged. Any damage will be paid by the person who caused it.

According to the house regulations there is to be silence in the house between 10pm-7am.

Smoking is forbidden at all TOAS locations inside the flats as well in all common areas (staircases, lifts, basements, common rooms, saunas and washrooms).

It is forbidden to use the flats' private balconies for drying, shaking or hitting carpets or other textiles.

It is forbidden to build a fire or a barbeque on the balconies, however, electric barbeques are allowed. It is not allowed to throw rubbish or any other items off the balcony.

Pets are not allowed in shared apartments. Dog and cat owners must also see to it that their pets are not allowed in children's playgrounds.  Dogs and cats must be kept on a leash.

No painting work or renovations (such as structural changes) are allowed in the apartments.You are not allowed to drill holes in the walls without permission from TOAS.

Bikes, babies' prams, sports gear and other articles are not to be stored or kept in the lobby,staircase or other common areas; these articles have their own designated areas and should be stored there.

Any faults or malfunctions in apartments or appliances should be reported immediately.

Do not attempt to adjust the ventilation or radiators yourself.

Avoid wasting water or heating energy. When leaving the apartment, make sure that the lights, windows, water taps and electrical appliances are turned off. When airing the apartment, remember that a few minutes is enough.

Remember to turn off the lights and close the doors when you are the last person to leave the common areas.

Make sure you always carry the key to your apartment with you. If you lose your key,TOAS will collect a set fee for having a new one cut. In addition to these regulations, tenants must follow the current laws, enactments,local byelaws, and decisions of the Board of Directors of TOAS.
